We like to keep things simple at Capital&Centric. Once you've chosen your new home, we take a reservation payment of £200. This calls dibs on your new home while we get it ready for you, process your application and sort out referencing.
The £200 payment is then deducted from your first month’s rent. Please read our T&Cs before reserving to make sure you tick all our criteria.

We are flexible depending on your needs, and have 6 & 12 month tenancies on most of our homes.
You’ll also have the option of renewing at the end of your tenancy too.

Yes, we are members of the Property Redress Scheme. The Property Redress Scheme is an ombudsman you can contact if you have a complaint.

Your Tenancy Deposit payment is five weeks rent and this will be held by the Tenancy Deposit Scheme (Custodial). The deposit must be paid by the tenant(s) directly rather than by any third party on the tenant’s behalf.
We also offer a nil deposit scheme for those who meet our minimum referencing checks. We will complete an inventory and check against this at the end of your tenancy and you will pay for any established charges at the end of the tenancy with the same rights as a cash deposit.

Eyewitness is home to the Lounge, a space to socialise, hang out and work.
It’s kitted out with a mini cini, co-working facilities and a private dining room, with top-end kitchen facilities.
There are 3 lush, green courtyards with Hay furniture, perfect for kicking back and chilling or for a garden party with your neighbours.
The Lounge can be booked out for private events via the Capital&Centric app or with the resident team.

Eyewitness has 10 secure allocated parking bays each with their own electric vehicle charging point. Parking is available on a first come, first served basis as a separate rentable option.
Spaces can be leased (if available) at the time of application or added on during your contract period via the Capital&Centric app. If no parking spots are available, we’ll pop you on the waiting list and give you a heads-up once a space is free.
Sheffield Council Parking Services have granted 18 parking permits for residents of Eyewitness for use in permit-only parking bays within the outer city zone. This is on a first-come, first-served basis. Once the 18 permits are granted there are no more available. Ask the team for further details.
We have also partnered up with BankPark to offer Capital&Centric residents a night and weekend permit for £50 PCM at Milton Street Car Park, just a stone’s throw from Eyewitness.

Absolutely! There are 2 separate cycle stores, one is located in Eyewitness which is accessed via fob and the other is in Brunswick under the main staircase.
Both stores are available for all residents to use at no extra cost. Each store has bike racks and cycle repair and maintenance kits just in case your bike requires some TLC.

Yes, pets are very welcome at Eyewitness and we'll have treats ready for their arrival! Check out our pet policy for all the T&Cs, a monthly ‘pet rent’ will apply.
You can apply for a pet licence at any time during your tenancy if you’re planning to welcome a new furry friend to the fam.

Your monthly rent includes concierge service, digital lockers, bike storage, superfast WiFi within the communal areas and use of the gardens and the Lounge.
Your rent does not include utilities, council tax or water. Yorkshire Water is the water provider and this is metered per apartment.
Electricity is provided by Ovo but you can switch to which whichever electric provider you wish. There is no gas at Eyewitness.
There are extra charges for onsite car parking, a pet licence, and additional services such as cleaning and dog walking.

We take the health of our staff and your fellow neighbours seriously, so Eyewitness has a strict no-smoking policy throughout – this also includes electronic cigarettes and vapes. So smoking is not permitted within your apartment or in any common area, including the courtyards and the Lounge.

There’s someone always there to help, we’ve got you covered. Our friendly team is there 5 days a week, 9am to 5pm, alongside our lettings team and maintenance guys.
You’ll also be given an out-of-hours emergency number in case you need it.

Most of our homes come furnished, but we do have a selection available unfurnished too.
Our interiors have been designed by award-winning designers YOUTH.
Each furnished home is kitted out with HAY furniture, high-quality Scandi-designed furniture that is sustainable, low-carbon and ethically made. No flimsy identikit flat-pack around here!

Each apartment is already set up with a connection and router for superfast WiFi for 4th Utility and BT Openreach. You can choose to set up a contract with either of these providers or transfer your existing/package to your new eyewitness home. For the latest deals please go to the provider’s website. Remember WiFi is free within the courtyards and the Lounge.

Yes, you are responsible for paying the council tax from the first day of your tenancy. We will notify Sheffield City Council of your details and new address which is one less thing for you to worry about when you move in.

If you watch or record live tv, or use BBC iPlayer, you will need a TV licence when you move in. You can register for a licence or update your address on an existing account here.

Of course, Eyewitness has recycling facilities in each bin store. At Capital&Centric, we like to encourage our residents to help us to reduce waste and recycle as much as possible. Recycling should be thrown into the right bin and all general waste should be bagged.
If you have any large items or furniture, you must arrange collection from the local council, or take them to the nearest recycling centre at Longley Avenue West, Shirecliffe, S5 8WA. The items must be kept in your home ahead of collection and not be left in the bin stores, communal areas or outside the building.

We don’t want you trekking to the local launderette so every home at Eyewitness comes with a Bosch washer-dryer.
If you require a dry cleaning service, this can be arranged via the resident team. Please contact the resident team for more info or via the Capital&Cenric app.
