First look images of Goods Yard plans revealed by Capital & Centric
More details of the plans to create a £60m urban destination next to Stoke-on-Trent train station have been unveiled by award-winning social impact developers Capital & Centric.
Proposals of the new urban quarter, the Goods Yard, have been revealed by the developers, who starred in BBC2 documentary ‘Manctopia’.
The plans will see the Swift House site transformed with new homes, a hotel and work spaces alongside shops, bars, outdoor areas and gardens open to everyone.
Capital & Centric are working in partnership with Stoke-on-Trent City Council to bring forward this game changing project.
Plans for the Goods Yard include:
The Goods Yard Living: Featuring over 170 design-led apartments for rent, with a mix of 1,2 and 3-bed homes. The new building is planned to feature private resident gardens, as well as resident facilities such as a café-bar, deli, co-working space, alongside other uses such as a gym or convenience store.
Signal Box: A café-bar in what is currently a derelict Network Rail signal box.
Vaults Warehouse: Restoration of the stunning, locally-listed, brick vaulted, below ground warehouse to create a combined workspace and leisure venue.
Canalside Jetty: Opening up the water’s edge to the public and creating a potential mooring point for visiting canal boats or a water taxi.
The Pavilion: A contemporary building with an industrial feel that will provide 5,000sq.ft. of floor area in a double height space that will be made available for workspace and/or leisure uses.
The Goods Yard Square: A bustling public square at the heart of the site, with seating, gardens and spaces for pop-up events, with pedestrian and cycle links to the surrounding area
Hotel: A 150-bed hotel (to be delivered as part of Phase 2)
Locals are being encouraged to have their say on the plans with a consultation event planned at the site on:

We want to restore the incredible vaulted basement into a place to hang out and turn the derelict signal box into a café bar. They’ll be alongside great new places to live and work, all beautifully designed to respect the area’s heritage.
“We know that this has the potential to be a really special destination for Stoke-on-Trent. It’s a top location and we plan to create loads of interesting outdoor spaces where people want to explore and spend time .... it couldn’t be further from what’s there today. Located next to Stoke-on-Trent train station - to be served in the future by HS2 - and on the doorstep of Staffordshire University, the Trent and Mersey Canal and the A500, the site is in an ideal location for commuters, students, visitors and businesses.

“This will be a truly iconic development not just for Stoke-on-Trent but the entire Midlands area. The Goods Yard would completely transform one of the most prominent, underdeveloped pieces of land along the HS2 route nationally into a thriving urban quarter that supports jobs, supercharges the economy and improves people’s quality of life.
“To be working with a high-profile developer like Capital & Centric, who want to carry out their first project outside of the North West in our city, sends a strong message about the growing confidence, ambition and reputation of Stoke-on-Trent. We both want to create something unique and lasting that creates a new chapter for the area.
“A lot of work has gone on behind the scenes since the plans were first unveiled just six months ago and we’re genuinely keen for people to take part in the consultation and give us their thoughts on what they like and don’t like about the proposals, because they are the ones we hope will be visiting the Goods Yard and calling it home for years to come.”

Newsletters with a tear-off questionnaire have also been sent to neighbouring homes and businesses. Following consultation, a planning application is expected to be submitted to Stoke-on-Trent Council at the end of October.
