Capital&Centric launch over 85,000 sq ft of commercial and leisure spaces at upcoming neighbourhoods

Capital&Centric have launched over 85,000 sq ft of commercial and leisure spaces at its neighbourhoods, with a callout to businesses looking to expand or relocate.

The social impact developers have appointed agents and kick-started the hunt for an eclectic mix of independent operators for its communities currently under construction in Manchester, Stockport, Bolton and Stoke-on-Trent.

From restaurants, bars, cafes and shops, to those looking for creative new office spaces, the team have opened expressions of interest and have started a slew of site visits with a wide range of brands looking to be part of the town and city centre sites.

Echoing their successful approach at the Kampus garden neighbourhood in Manchester, they’re looking to curate a complementary mix of uses at the destinations, which benefit for hundreds of residents right on the doorstep, new lush outdoor spaces and excellent transport links.

The opportunities include:

  • Weir Mill, Stockport: Over 20,000 sq ft of ground floor spaces in the historic mills and neighouring new builds, with the first spaces available in late 2024. It includes canalside, outdoor dining spaces under the viaduct and the restored West Shed, with stunning arched brick ceilings.

  • Neptune Mill, Piccadilly East (Manchester): Groundfloor space for a coffee bar and coworking space in the restored mill on Chapeltown Street, with over 15,000 sq ft of design-led office spaces for creative businesses – set to be ready this summer.

  • Farnworth Green, Farnworth (Bolton): Over 20,000 sq ft of varying-sized units across the development, set to transform Farnworth’s centre, available from late 2024.

  • Goods Yard, Stoke-on-Trent: Over 30,000 sq ft of spaces across the new build apartment block and Pavilion, as well as the canalside double-height Vaults Warehouse – set to open in spring 2025.

Agents appointed on the sites include CN Prop, Cushman & Wakefield, Mounsey Surveyors and Avison Young. Those interested in the spaces can find out more information here.

Tom Wilmot, joint managing director at Capital&Centric, said:

“Whilst we can design and build neighbourhoods that standout from the rest, it’s the eclectic mix of operators that will ultimately make the place sing. We’ve got a raft of flexible spaces to suit a whole range of needs, whether it’s a creative start-up looking for a more inspiring place for their HQ, or a pizza joint or café deli itching to expand into new territories. There’s a real mix of property type too, whether the historic spaces with preserved original features or new build spaces that provide a totally different vibe.

“We’re proud to be delivering some of the most anticipated neighbourhoods in the region and we want to hear from businesses to be part of the neighbourhoods stories from day one. With staggered openings across the sites, the next 18 months is going to be a full on but exciting time for our team and collaborators.”

It’s all part of Capital&Centric’s drive to transform the region’s brownfield sites into buzzing new neighbourhoods and liveable town centres. Currently, the Manchester-based team have over 600 homes due to complete this year and early next.

Chris Nutter, founder of specialist retail and f&b agents CN Prop, said:

“These projects will have a major positive impact on the towns and the wider region. The aim is to create true neighbourhoods with a community focus, so we’re looking to curate an independent-led mix of operators, from coffee shops and bars, to restaurants, grocery stores and multi use spaces, co-working spaces.

“Weir Mill in particular is pretty special, with incredible historic features and flexible spaces. It’s perfect for local and regional operators who are looking to expand into a new location or launch a new concept. Stockport is having a real moment and Weir Mill will further reinforce it as go-to destination.”
