A new lease of life.

We’re working up plans to transform the derelict Civic Centre on Millgate into awesome new town centre workspace.

Our vision is to create stand-out, design-led workspace, providing a cost-effective alternative to a city centre base.

The brutalist building on Wigan’s Millgate was unveiled by the town’s mayor John Farrimond in 1970, with council staff based there over the decades. Originally, the rear half of the building was used as a multi-storey car park, before being enclosed and adapted to add more workspace. The council left the building in 2018 and has been left to deteriorate over the last 5 years.

We’re about to inject some love into the iconic building and create a space made for innovation and collaborating. There’ll be spaces to hang out, chill out and work out in, including a south facing roof garden, café bar, mini-cini and gym studio.

Sustainability is at the core of our plans. By keeping what we can and restoring the iconic concrete building, we’ll save a shed load of embodied carbon. We’re also planning for it to be BREEAM excellent, will be encouraging active travel and will increase biodiversity with bags of lush greenery.

What we’re thinking.

We’re planning a mix of spaces, all the way from incubator hubs for start-ups, co-working and small businesses, to workspace for larger businesses. Some will have their own front doors, while benefitting from shared meeting rooms, call booths and co-working spaces, as well as all the amenities.

We’ve got big ambitions for this building. We want to keep as many of the iconic features as possible, including exposing the concrete waffle ceilings and original terrazzo staircases.

As well as repurposing the existing building, we’re targeting BREEAM excellent and will be looking at ways Civic can be as energy-efficient as possible.

We want Civic to be as green as possible, with a verdant roof garden offering great views overlooking the town and Rivington. We are also exploring adding planting to the existing concrete canopies.

How people travel to and from work is another key consideration. Wigan Wallgate and Wigan Western train stations are less than a ten-minute walk from Civic, and we will also be providing secure cycle storage and EV charging points.

Civic is in the mix of the town centre, with local shops, cafes and bars on its doorstep.
